Which permit do I need?
Each permit below lists examples of the types of work that require that permit. For questions about your specific project, please email or call the Building Department Staff.
Commercial Building Permit
Commercial work requiring a permit
- New Commercial Building
- Tenant Improvement
- Commercial Building Additions
- Interior Remodel of Commercial Space
- Demolition of Commercial Structure
- New or Change of Signage
- Roof Replacement
- Fence installation or replacement
- Sprinkler System installation or repair
- Fire Alarm System installation or repair
- Commercial HVAC Replacement
- Work related to ADA compliant elements of Commercial Space
- Any work related to the electrical, plumbing, mechanical, or fire systems.
Commercial work exempt from permitting
- Paint
- Flooring
- Furniture replacement
- Window replacement
- Siding replacement

Commercial Building Permit Application Process
Residential New Dwelling Permit Application Process
Residential New Dwelling Application shall be used for all new One- and Two- Family Dwellings to be constructed within the City of De Soto.
All work to residential properties other than new construction of a One- and Two- Family Dwelling shall use the Residential Miscellaneous Permit Application.

Residential Miscellaneous Permit
This application shall be used for all residential construction other than new construction of a One- or Two Family Dwelling
Residential work requiring a permit
- Roof Replacement
- HVAC Replacement
- Electrical Service Upgrade
- Deck Replacement or repair of structural elements (i.e. support posts, floor joists, etc.)
- Installation of a permanent deck or patio cover
- Gas or Electric Service Reconnection
- Additions
- New Accessory Buildings larger than 200 sq. ft. or Additions
- Interior Remodel
- Water Heater Replacement
- Basement Finish
- Swimming Pool and Spa Installation
- Retaining Walls taller than 4'
- Any work to the plumbing, mechanical, or electrical systems
Residential work exempt from permitting
- Paint
- Flooring
- Window Replacement
- Siding Replacement
- Cosmetic Interior Remodeling (i.e. cabinet replacement, door replacement, plumbing fixture replacement, etc.)
- Foundation repair

Residential Miscellaneous Permit Application Process
Right of Way Excavation Permit
Permits are required for ALL excavation of the City Right of Way. Below is a list of examples of projects that would require a right of way excavation permit.

- Driveway approach installation and replacement
- Sidewalk installation and replacement
- Driveway culvert installation and replacement
- Ditch regrading.

Right of Way Excavation Permit Application Process
New or Repair Private Wastewater System Permit
New or Repair Permits are required for ALL work to install or repair a private wastewater (septic) system in the City of De Soto.

Private wastewater (septic) Resale Inspection Permit
Private wastewater (septic) resale inspection permits are required for ALL properties that are sold in the City of De Soto.
